Buying Beachfront Property

There is nothing better than sitting on your porch after a hard day at work looking at the soothing water of the ocean.  This is one of the reasons that so many people love living on the beach.  If you are considering buying beach front properties there are certain things that you need to consider first.  One consideration is to make sure that the home is not too old because being on or near the beach, these homes are undergoing constant wear and tear due to high winds and salty air. 

When it is time to look at beachfront properties, you should hire a local real estate agent that has knowledge of the area.  They will be able to suggest the best properties that will be within your budget.  The real estate agent can help you avoid buying a home in areas that are prone to floods, storms, and high tides.  Using a real estate agent may help you negotiate a better price.

When looking at beach front properties do not just buy a place based on the real estate agent’s recommendation.  Make sure that it is located in the right area such as not being in an area that is overcrowded or too isolated.  You also need to check out public transportation, grocery and department store locations, schools, medical facilities including a hospital, how close you are to your place of work, and more.

When you find a beach front home you like investigate the home.  Try to talk to neighbors to see what type of neighbors you will have and the neighborhood you might be living in, ask if the area is prone to flooding, is a high crime area, etc.  You should also order a Comprehensive Loss Underwriting Exchange (C.L.U.E.) report from your insurance agency.  This will give you a five-year history of the house.  You should also ask for a natural hazard disclosure report.

Look at the size of the beach home to make sure that it will fit your family now and in the future.  Do not purchase a larger home than you can afford.  Before buying beach front properties, it is advisable to have it surveyed by a geological surveyor or local building agency to make sure that the home is on stable land.  The inspector will also check the ventilation, plumbing, foundation, etc to make sure that it is sound and a good investment.  With most beach front properties, the home should be elevated,  especially if the home is located on the shorefront to help protect it from flooding and high tides.  

Doing your research and take your time before buying beach front properties will help to ensure that you get the best deal for your money.
